“We were newlyweds renting an apartment for $800.00 a month when we decided to look and see what was available to purchase. We filled out an online form for a FREE list of 3 Plus Bedroom Dallas Georgia Homes under $150,000 with PRICES, ADDRESSES, & DESCRIPTIONS. Very shortly afterward, Craig Summers of Cobb County Realty’s Paulding & Polk Team followed up with us. When we first spoke to Craig, we weren’t sure we really wanted to purchase; but through conversation with him, discussion, and prayer, we decided to take a look at what homes were available.Craig was great; he got us in touch with his lender to get our prequalification letter. He also custom created a list to fit our specific wants and needs. We sent several homes to Craig that we wanted to see. On our first trip to look at homes we looked at five homes, and fell in love with one of them. We talked with Craig about it and he said it was a short sale, which may take some time to get closed; but it could be an amazing deal. We made an offer. While waiting to hear if our offer would be accepted, Craig advised we should continue to look at homes, just in case our offer was not accepted. It only took about a week of negotiating on this short sale to come to an agreement with the seller on the home we loved. The seller of this short sale even agreed to pay $4,620.00 toward our closing costs. Our appraisal was completed and came back $13,000.00 less than our purchase price. Craig again went to work. He explained to the seller’s listing agent that this was an FHA appraisal and would attach to this home for six months in FHA’s records. This meant that if any other person made an offer using FHA financing they would have an issue with the purchase price for six months. The seller realized they needed to take heed and agreed to take $13,000.00 less than our original offer and agreed to pay $3,840.00 in closing.While we were working with Craig, we advised him we would have to break our lease in order to make this purchase. Breaking the lease would cost us one month’s rent and we’d have to give 60 days notice before we could move out. Craig really paid attention to our needs in this matter; he advised us once we had a signed agreement, to break the lease. With the appraisal issue coming back, we were really tested on our lease break date. Craig was great, he worked extremely hard to meet our deadline. The best thing is, he set the closing date up so we would not have our first house payment until 58 days later. This allowed us the breathing room to pay the one month’s rent to break our lease and have time to build our funds back up to pay our first house payment. Not having to pay both of these payments in one month was a blessing!
