We were renting for $700.00 a month but we really wanted to own a home. We found out we were going to be parents and decided we’d make our purchase before the new arrival. We began looking on the internet and found www.pauldingandpolk.com with an online form for a FREE list of 3 Plus Bedroom Paulding County Homes under $150,000 with PRICES, ADDRESSES, & DESCRIPTIONS. We filled out the form and received a call from, Keisha Cline of Atlanta Northwest Realty’s Paulding & Polk Team. Keisha was excellent; she took the time to find out exactly what we were looking for in a home and got us the answers to all of our questions. At the end of our conversation, Keisha told us she would have their lender contact us to get our preapproval letter and then we’d begin our home search.

After we got our preapproval letter, Keisha arranged for us to meet with Craig Summers for our first showing appointment. We saw many homes on our first appointment, but none of them really met our needs. After our meeting, Craig created a custom home search website to automatically send us homes fitting our specific wants and needs. Using our custom home search website, we let Keisha or Craig know which homes we were interested in seeing. They would have all the homes checked to make sure they were still available for purchase and set an appointment to see them.

Paulding County homes were selling quickly, sometimes before we could even make time to see them. We began looking at For Sale By Owner (FSBO) homes and found one we were pleased with. It needed work, but nothing we couldn’t take on. We told Craig we wanted to offer on the home and he went to work, actually working both sides of the transaction for only one side of the commission. Craig was great; he worked with us and the seller to come up with a win-win situation and we had a signed agreement to purchase the home.

Our appraisal was completed and came back with a laundry list of minor repairs that FHA required to be repaired. We were concerned about how this would work because part of our agreement was to buy the home from the seller without them making repairs. Craig said not to worry and had his contractor assess the repairs, the total came to $750.00. Craig explained he thought it would be a good idea to ask the seller to increase the sales price by $750.00 to receive the necessary $750.00 to make the repairs. He explained to us that although it would be an increase in our price it would only change our payment approximately $5.00 a month. We agreed and the seller did as well. Craig then arranged all of the repairs and followed up until they were completed. Once the repairs were completed, he even followed up to make sure the FHA appraiser went back to the home to sign off on the repairs.

Even though the appraisal required repairs and a 2nd inspection to sign off on the repairs, Craig made sure we still closed on time. We were thrilled!! We now OWN our home for the same amount we were paying in rent. We got a great deal on our home and Craig got the seller to pay his commission plus $5400.00 closing costs. Not only that, but our first house payment wasn’t due until 45 days later.
