My wife and I decided it was time to move back to Dallas, GA. I noticed a friend of mine, Craig Summers with Atlanta Northwest Realtys Paulding & Polk Team, posting a home he had listed on Facebook. I contacted him about the home; turns out it was the home of another old friend. Craig wrote me about the home briefly and we agreed to meet for me to see the home. While at the home, I determined the space was just to small for us. The offer the seller had accepted fell through and we again offered on the home. I again lost out to a higher offer. As I kept looking at the homes, Craig and his team were sending, I noticed the home I had offered on was again available. I contacted Craig; he checked it out and the seller had lost their 2nd offer. We again made my same offer. The seller came back with a counter offer, to which Craig said hed again submit my original offer. Finally, the seller came back and agreed to take my offer, but with a little less closing cost paid by the seller OR they would agree to pay all the closing costs I was asking for if I increased my offer slightly. I agreed to increase my offer slightly and they took it. After my offer was accepted, Craig found out the power and water were not on at the home. The seller did not want to turn either of these services on. Craig explained to the listing agent, this was why they kept losing offers and that they needed to turn these services on to get my appraisal completed. The seller agreed! The day before the appraisal, the listing agent advised he found that the power had not been turned on and the water had a leak coming from under the house. Craig again went to work, eventually getting the seller to agree to pay $1355.00 to fix the power and water issues, so I could complete my appraisal. He also got the seller to extend our contract so I could have the appraisal completed and still purchase this home. I could not believe it, not only had Craig not given up on getting me this home, but he got the seller to agree to my price, agree to turn on the power and water, agree to pay $1355.00 to fix the power and water issues, and agree to pay $4,020.00 in closing costs! I am truly amazed at Craigs persistence and perseverance to get me this home! I bought a 3 bedroom 2 bath ranch home in the country and with lots of privacy for $69,900.
