Respectful, Patient, & Honest | Print |

“We were looking to purchase a Dallas, Georgia Home.  We found an ad on Craigslist for a FREE list of 3 Plus Bedroom Dallas Georgia Homes under $150,000 with PRICES, ADDRESSES, & DESCRIPTIONS and followed the link and filled out the form to get the list.  Within 24 hours, Craig Summers with Cobb County Realty’s Paulding & Polk Team called to talk with us about the list.  Craig was gracious enough to offer to meet with us and show us homes.

After our first meeting and showing, Craig was able to better determine what type of home we were looking for and set us up to receive a custom home search via email.  From there, we set a standing appointment with Craig every Thursday.  Craig called us each week to verify what homes we wanted to see on Thursday.  He would make sure each home was still available and meet with us to show them.  After several weeks, we realized we were interested in vacant homes.  We decided we would drive to the homes we liked and look at the outside and the area.  If we liked what we saw, we immediately notified Craig we wanted to see the inside.  Craig was gracious enough to show us numerous homes.  We made several offers homes we liked after viewing the inside.

We had a maximum dollar amount we wanted to spend, which Craig respected.  Although we didn’t offer the most money on the homes, Craig never gave up on us.  Throughout the entire offer process, Craig would guide us on how to make our offers.  He kept us informed and answered all of our questions.  We eventually purchased a wonderful 3 bedroom, 2 bathroom home on 2 acres for an AMAZING PRICE.

While working toward closing, Craig calculated what we would expect to pay as our total purchase price.  Although he advised us the figure he gave us was an estimate, when he realized a typo made a gross miscalculation, he advised us of it.  Needless to say, we were displeased.  Craig apologized profusely and said he would do everything he could to make the situation right and reduce the amount we would have to pay.  Craig really stepped up to make this right.  He was kind enough to reduce his commission by $395.00 to help remedy the situation.

Even though Craig took a reduced commission, he still got the seller to agree to pay ALL of our closing costs PLUS an additional $700 in Seller paid credits.  On top of that, we received the Buyers Advantage Program.  It included a 12 month Sell for Free Guarantee, A Free Home Warranty, and Free Owner’s Title Insurance on our home purchase.

If you are looking to purchase a home, we highly recommend Craig Summers of The Paulding & Polk Team.  He is a patient, honest business person who makes his mistakes right.  That was refreshing to find in this day and age.”

INSPIRATION FOR TODAY:
“Christmas gift suggestions: To your enemy, forgiveness. To an opponent, tolerance. To a friend, your heart. To a customer, service. To all, charity. To every child, a good example. To yourself, respect.”
~ Oren Arnold
Ian Calhoun, a Scot, was the commanding officer of the British forces involved in the story. He was subsequently court-martialed for ‘consorting with the enemy’ and sentenced to death. Only George V spared him from that fate. — John McCutcheon
My name is Francis Toliver, I come from Liverpool.
Two years ago the war was waiting for me after school.
To Belgium and to Flanders, to Germany to here,
I fought for King and country I love dear.

‘Twas Christmas in the trenches, where the frost so bitter hung.
The frozen fields of France were still, no Christmas song was sung.
Our families back in England were toasting us that day,
Their brave and glorious lads so far away.

I was lying with my messmate on the cold and rocky ground,
When across the lines of battle came a most peculiar sound.
Says I, “Now listen up, me boys!” each soldier strained to hear,
As one young German voice sang out so clear.

“He’s singing bloody well, you know!” my partner says to me.
Soon, one by one, each German voice joined in harmony.
The cannons rested silent, the gas clouds rolled no more,
As Christmas brought us respite from the war.

As soon as they were finished and a reverent pause was spent,
“God Rest Ye Merry, Gentlemen” struck up some lads from Kent.
The next they sang was “Stille Nacht,” “‘Tis ‘Silent Night,’” says I,
And in two tongues one song filled up that sky.

“There’s someone coming towards us!” the front line sentry cried.
All sights were fixed on one lone figure trudging from their side.
His truce flag, like a Christmas star, shone on that plain so bright,
As he bravely strode unarmed into the night.

Then one by one on either side walked into No Man’s Land,
With neither gun nor bayonet we met there hand to hand.
We shared some secret brandy and wished each other well,
And in a flare lit soccer game we gave ‘em hell.

We traded chocolates, cigarettes, and photographs from home.
These sons and fathers far away from families of their own.
Young Sanders played his squeezebox and they had a violin,
This curious and unlikely band of men.

Soon daylight stole upon us and France was France once more.
With sad farewells we each began to settle back to war.
But the question haunted every heart that lived that wondrous night:
“Whose family have I fixed within my sights?”

‘Twas Christmas in the trenches where the frost so bitter hung.
The frozen fields of France were warmed as songs of peace were sung.
For the walls they’d kept between us to exact the work of war,
Had been crumbled and were gone forevermore.

My name is Francis Toliver, in Liverpool I dwell,
Each Christmas come since World War I, I’ve learned its lessons well,
That the ones who call the shots won’t be among the dead and lame,
And on each end of the rifle we’re the same.

Real Estate Expert Craig Summers Reveals Why Now is the Best Time to Invest in Real Estate | Print |

As someone who's interested in investing in real estate, you're likely someone who sees opportunity where others see a falling market. The reality is that a "bad" means it's the best time to invest. In this article, I'll show you why now is the best time to invest in real estate.

The old adage of any investment is to buy low and wait for it's value to rise, then sell high. The real estate market is different from the stock market where when you buy a stock low you risk losing your money if the company sinks or doesn't
come back up. The reality is that real estate will always be in demand, because we're not getting any more space and more and more people need places to live. Supply and demand dictates that over time, real estate must rise in prices.

Right now is one of the best times in history to buy because housing prices are at a historic low. Not only that, we have more foreclosers today than ever in history. As an investor, this is a huge opportunity for you.

People who can no longer afford their house still need a place to live. That means that the renter's market is very active right now, because people are desperately looking for places to rent. In other words, housing prices are low and rent demand is high, plus the potential for your investments to go up is limitless. As an investor, what more could you hope for?

If it wasn't clear already, the best strategy in this market is likely to be the "buy and hold" strategy. There are very few investors who can make a living by flipping properties right now. One reason is that the market could fall faster than you'd make from your flip anyway. Another reason is that there simply isn't a good buyer's market for you to unload your properties.

These are just some of the reasons why now is the best time to invest in real estate. Remember that windows of opportunity don't often stay open for very long. It's important to act while you've got the chance.

There is a lot of free information available to you about buying, selling or investing in real estate.
