“We were looking to purchase investment property. We saw real estate related facebook posts from an old friend Craig Summers with Cobb County Realty’s Paulding & Polk Team. We checked out his website www.pauldingandpolk.com and filled out the form and immediately began getting the FREE list of 3 Plus Bedroom Dallas Georgia Homes under $150,000 with PRICES, ADDRESSES, & DESCRIPTIONS. Through a phone conversation, Craig was able to determine we needed to see a FREE list of homes in Acworth, Kennesaw, and Cartersville as well. We also decided to focus on foreclosures, short sales, and HUD homes. We spent our time driving to see the homes we were interested in. If we liked what we saw, we immediately notified Craig we wanted to see the inside. Craig was gracious enough to show us countless homes. We made numerous offers on the homes we thought were the right fit for our needs. Throughout the entire offer process, Craig kept us informed every step of the way and answered every question we had. We eventually purchased several homes with Craig’s help.Our first purchase was a HUD home. Craig advised us he had another client make a really low offer on the home. HUD advised Craig what their minimum acceptable price would be. He told us this price and we made our offer with this inside knowledge. HUD accepted our offer AND paid the attorney fees, recording fees, and for a home warranty. During the inspection, we discovered the air conditioner was not working. We got a quote to fix the A/C for $1757.03; but, Craig put us in contact with a friend of his who was able to fix the A/C for less than $500.00. Now that is great service! Craig advised us once the A/C was fixed, we could have it added to the Home Warranty free of charge and it would be covered under the warranty the Paulding & Polk Team provided, if any other repairs were necessary.Our second purchase was a Fannie Mae Foreclosure. We offered low and asked Fannie Mae to pay the closing cost. Fannie Mae did not accept our offer and advised they would NOT pay the closing cost. Craig advised us not to worry, the Paulding & Polk Team would pay for the owner’s title insurance and the home warranty. He calculated the closing cost and when we increased our offer, we took this calculation into consideration. We offered and counter offered with Fannie Mae until we reached an acceptable price. We got another great deal and the Paulding & Polk Team paid for the owner’s title insurance and the home warranty. Our third purchase was a home we were especially interested in. This one was also a Fannie Mae Foreclosure. We made one offer and several counter offers on the home; but, the Fannie Mae wasn’t eager to negotiate with us. Craig was insistent they would lower their price and advised us not to offer more. Though we wanted this home, we knew there were other homes where the seller would work with us and accept a lower price. We stopped offering. Just a week and a half after our original offer, Fannie Mae advised they would accept $10,900.00 LESS than their original asking price. This time, Fannie Mae even agreed to pay $1,270.00 toward our closing costs, $905.00 to replace the kitchen faucet and disposal, and $2,400.00 to replace the air conditioning unit. Craig’s hard valiant effort behind the scenes kept this deal together and it really paid off on this home. With Craig’s help, we saved a HUGE TOTAL OF $15,475.00!! Our fourth purchase was another Fannie Mae Foreclosure. We offered very close to their asking price because the home needed very little repair work. Fannie Mae advised they had multiple offers on this home and asked us to submit our highest and best offer. Fannie Mae also advised they would NOT pay the closing cost. Craig calculated the closing cost and advised us not to worry, because as in the past, the Paulding & Polk Team would pay for the owner’s title insurance and the home warranty. With the closing cost calculated, we were able to decide the numbers still worked for us. We increased our offer to the asking price and stated we would pay the closing cost. Fannie Mae decided to accept our offer. Although this was not the best priced home we purchased, it did need the least amount of repair work, making it a great buy.
