Paulding County Home Sales – A year in Review – May 2012 to May 2013

As you can see from the below two charts the Paulding County Real Estate Market Has changed DRAMATICALLY! In looking at these numbers, I recommend you focus your attention to these things:

1. Active Listings = Number of Homes Available for Purchase. – This number is way down from 2012.

2. List Price to Sales Price Ratio = What a buyer pays for the home divided by the listed price expressed as a percentage. If it’s above 100%, the home sold for more than the list price. If it’s less than 100%, the home sold for less than the list price. – Most specifically the homes under $100,000 are selling for a higher percentage of the sales price.

3. Days on Mkt. = The Average Number of Days it takes for a home to sell – This is DRASTICALLY lower in 2013. The main cause for this is # 1 above, there are fewer homes to choose from.
